Our website offers you the opportunity to make a non-binding inquiry, to make an immediate booking with a 20% deposit or to make an immediate booking with a total payment.
In any case, you must fill out the inquiry form. You will then receive an e-mail with the requested information.
Processing of the booking:
Upon request, you will receive a non-binding offer with a time-limited reservation by e-mail from us with all the details relevant to the booking. If you agree to the offer, please transfer the amount listed in the offer to the specified account. Your booking is therefore binding and you will receive a booking confirmation with details of the remaining payment immediately after receipt of the deposit on our account.
If you do not show up on the day of arrival, the deposit will be retained.
The following cancellation conditions apply:
The loss of rent is to be paid as follows:
up to 4 months before the start of the trip 10% of the rental price
up to 2 months before the start of the trip 20% of the rental price
up to 1 month before the start of the trip 50% of the rental price
up to 3 weeks before the start of the trip 70% of the rental price
up to 2 weeks before the start of the journey 80% of the rental price
100% of the rental price from 13 days before the start of the trip.
In the event of cancellation, a flat-rate processing fee of €50 will be retained.
If you have booked a flight that arrives shortly after midnight (mostly flights from Madrid), you can only move in after 4 p.m. In this case, you should book a day in advance so that you don’t have to spend the night at the airport. You can move in as soon as you arrive. Please note this when booking.

Cancellation by the customer or non-commencement of the trip will not be refunded.
The tenant is entitled to name a replacement person for the rental period.
We recommend that you take out travel cancellation insurance.

Move-in and move-out times:
Check-in is from 4 p.m. on the day of arrival. Sometimes it is possible to move in earlier.

Unjustified waiting times of our staff (if the agreed appointment is not kept) will be charged at € 20.00/hour.
Late check-in after 9 p.m. will be charged with a surcharge of € 30.00.
Check out must be done by 10:00 a.m. on the day of departure. On the day of departure, the cleaning staff must be granted access to the property from 10:00 a.m.
Otherwise, contact the administration (+44 7723 727 088) to book another day of stay.
However, other times for moving in and out are usually possible on request. You can also deposit your luggage at any time.
Use of unbooked bedrooms.
For many of our properties with several bedrooms, we give guests the opportunity to book cheaper. For houses with e.g. 4 bedrooms, you can also book only 1 bedroom and 1 bathroom for 1-2 people, which is of course cheaper. You only pay for what you have booked and use. Even if you are traveling as a couple but want to sleep separately in 2 bedrooms, you must book for 3 guests to get 2 bedrooms. If you want to rebook later and want to book more bedrooms, ask us for an offer.
However, if you use rooms that have not been booked, we will have to charge you the difference.
Babies up to 2 years in their parents’ bed stay for free.
You can get a cot and high chair for €3 per day for small children up to the age of 3, to use if available.
One-time final cleaning.
You accept the object cleaned on the day of arrival. If, contrary to expectations, the object is not clean, please complain immediately to our hotline +44 7723 727 088 to remedy the situation. You do not need to clean the apartment when you move out.
Intermediate cleaning is possible on request and at an additional cost.
Change of bed linen is available in the object and you have to change it yourself. Please do not wash bed linen or towels off the property. Put the dirty laundry in the laundry basket. This is picked up weekly by appointment and exchanged for clean laundry.
